If you’re thinking about selling your home, there’s a good chance you already have a mental list of projects.
New countertops. Fresh flooring. An updated bathroom. Paint. Landscaping.
Before you start spending money, I want you to answer a different question.
Will buyers for your specific home care enough about those improvements to pay you back for them?
Sometimes an improvement makes sense.
Sometimes it doesn’t.
That’s why I’d rather talk with a homeowner before the contractor gets the call.
Do You Need to Remodel Before Selling Your Home?
Not necessarily.
What makes sense depends on your specific property, neighborhood comps, likely buyer, current competition, and what you’re trying to accomplish with the sale.
A renovated kitchen can make a home more appealing.
That doesn’t automatically mean remodeling your kitchen right before selling is a good financial decision.
The same applies to flooring, bathrooms, landscaping, paint, and other improvements.
Before recommending where a seller should spend money, I want to know how we’re going to position and market the property.
A Real Atascadero Example
I worked with a family who needed to sell a deceased family member’s home in Atascadero.
The property needed work, and the family was considering spending money on cosmetic updates before putting it on the market.
After looking at the property and the likely buyer, I recommended a different approach.
Instead of putting that money into cosmetic improvements, we put it toward pre-listing inspections.
That gave prospective buyers more information about the property before making an offer.
But preparation was only part of the strategy.
I also focused on getting the property in front of the right buyers through my digital marketing strategy.
The campaign generated thousand of online views.
The property received 7 offers in the first few days and sold for more than $60,000 over list price.
The family got a strong result without spending money on the cosmetic updates they had originally considered.
Preparing the Home Is Only Part of the Equation
You can spend a lot of money making a property look better. But once it’s ready, buyers still need to see it.
There’s a difference between listing a home and marketing one.
Professional photography matters, but I consider that the starting point.
For the right property, I also use targeted digital marketing to increase exposure and get the home in front of the buyer pool we’re trying to reach.
Preparation and marketing need to work together.
What Should You Fix Before Selling?
There isn’t one checklist that works for every home in San Luis Obispo County.
A property in Paso Robles may need a different strategy than one in Atascadero.
An acreage property may need a different approach than a home in a subdivision.
A turnkey home shouldn’t necessarily be prepared or marketed the same way as a fixer-upper.
This is where generic pre-listing advice can get expensive.
Before deciding what to change, I look at the property, neighborhood comps, likely buyer, competition, and the seller’s goals.
Then we decide where the money may matter.
Are Pre-Listing Inspections Worth It?
For some properties, yes.
The Atascadero sale is a good example.
Rather than trying to make a fixer-upper look like something it wasn’t, the inspections gave buyers more information about the property.
That made sense for that particular home and our strategy.
It doesn’t mean every seller needs pre-listing inspections.
It depends on your situation.
Should You Update Your Kitchen or Bathrooms Before Selling?
Kitchens and bathrooms get a lot of attention because buyers notice them.
But buyers noticing an improvement and buyers paying you back for the entire cost are different questions.
If you’re remodeling because you plan to stay and enjoy the improvement, that’s one decision.
If you’re remodeling because you plan to sell, I’d want to look at the likely impact before you commit to the expense.
Sometimes smaller changes make more sense.
Sometimes a larger improvement is warranted.
Sometimes my recommendation is to leave it alone.
Talk to a Real Estate Agent Before You Talk to a Contractor
If selling is somewhere in your plans, talk with your real estate agent early.
You don’t need to get the house perfect first.
In fact, I’d rather walk through it before you start spending money.
