Did You Miss Your Chance to Sell? Here's What July's Market Is Really Saying

If you've noticed more "For Sale" signs around San Luis Obispo County lately, you may have asked yourself a simple question:

Did I miss my chance to sell?

It's a reasonable question. More inventory often creates the perception that sellers have lost their advantage.

But July's numbers tell a more encouraging story.

The number of new listings remained steady compared to June, with 197 homes coming to market. We also saw 222 homes go under contract and 287 homes close escrow, an increase from 260 closings in June. That tells us buyers are still active and transactions continue to move forward at a healthy pace.

What I'm Seeing

One of the biggest changes isn't found in the MLS.

It's happening in conversations with buyers.

A year ago, many buyers asked whether they should wait for lower interest rates.

Today, they're asking a different question:

"Is this the right home for us?"

That's an important shift.

People are making decisions based on their lives rather than trying to perfectly time the market.

Seller Perspective

One thing I've noticed is that buyers are becoming more intentional.

They're comparing homes carefully and looking for value, but they're still moving forward when they find the right fit.

For homeowners thinking about selling, that's encouraging.

Success today isn't about chasing headlines. It's about understanding your neighborhood, your competition, and building a strategy around your specific goals.

If a friend asked me whether now is still a good time to sell, I'd tell them this:

Don't let national headlines make your decision.
