Spring gets all the hype, but it’s not always the smartest time to sell. Sure, there are more buyers — but there are way more sellers, too. And that means competition.
Winter is a whole different story. With fewer homes on the market, your listing has a much better shot at standing out. And that one advantage can make all the difference.
Every year, inventory dips in the winter, climbs in the spring, and repeats. It’s one of the most predictable patterns in real estate.
Realtor.com’s data shows the same thing year after year: a clear winter drop (highlighted in green on the graph). And based on where we’re heading right now, 2025 is lining up the same way.
Even though inventory is higher than it has been in recent years, we’re still below what we’d see in a normal market (think 2017–2019). And as temps cool, listings tend to come off the market faster than new ones show up.
That gives you an opening.
List now, and you’re not battling the wall of competition that hits every spring. Your house gets more eyeballs, more showings, and, in many cases, better offers — simply because you’re not lost in a crowd.
Less competition = more attention.
Simple, but powerful.
Buyers shopping in December or January aren’t out there for fun. They’re out there because they need to move.
As U.S. News puts it:
“Buyers who are trudging through wintry weather often have a good reason for being out in the cold – they need to move.”
These aren’t “let’s go look at houses for fun” people. They’re motivated. They’re qualified. And they’re making decisions quickly.
And with inventory dipping, they have fewer homes to pick from — which is exactly why your home, if it’s priced and prepped well, can grab their attention fast.
Winter doesn’t get the spotlight — but maybe it should.
