There’s a bill nearly every new homeowner in San Luis Obispo County gets — and most never see it coming. It’s called the Supplemental Tax Bill.
Once you close, the county reassesses your property based on the price you paid. Since homes almost always sell for more than their previous assessed value, the county sends a bill for the difference in property taxes.
It’s not part of your mortgage.
It’s not escrowed.
It simply appears in your mailbox weeks or months after closing.
Depending on the home, the bill can be a few hundred dollars or several thousand — and knowing ahead of time prevents a stressful surprise.
