Templeton Real Estate Market Update – February 2026

Templeton’s housing market remained active in February as buyers continue to compete for homes in one of the most sought-after communities in North San Luis Obispo County.

While inventory remains limited compared with larger nearby cities, Templeton consistently attracts strong buyer interest thanks to its schools, rural setting, and proximity to Paso Robles wine country.

February Market Activity in Templeton

During February the local market saw the following activity:

  • 6 homes entered the market

  • 4 homes went under contract

  • 2 homes moved into pending status

  • 6 homes closed escrow

This level of activity is fairly typical for the late winter season as buyers and sellers prepare for the spring real estate market.

Closed Sales in February

Six homes closed escrow during February with sale prices ranging from:

$527,000 to $2,030,000.

The average sales price came in at approximately $1,093,833, reflecting the mix of both entry-level homes and larger acreage properties that are common in Templeton.

Homes spent roughly 48 days on market on average, though well-priced homes often sell more quickly.

What Makes Templeton Different

Templeton has developed a reputation as one of the most desirable places to live in North County.

Buyers are drawn to the area for several reasons:

• Highly rated Templeton schools
• Rural lifestyle with larger properties
• Wine country surroundings
• Close proximity to Paso Robles and San Luis Obispo
• A strong sense of small-town community

Because of these factors, homes in Templeton often attract attention from buyers relocating from both Southern and Northern California.

What Buyers and Sellers Should Expect

As we move toward the spring season, the Templeton market will likely see additional listings begin to appear, which could create more opportunities for buyers.

For sellers, demand remains strong, but proper pricing and presentation are still essential in attracting the right buyer.

Homes that are priced realistically and show well tend to perform best in today’s market.
