San Miguel Real Estate Market Update – February 2026

San Miguel’s real estate market remains one of the most unique in San Luis Obispo County. Because this small North County town typically has very limited housing inventory, even a handful of transactions can tell an interesting story about the local market.

February activity highlighted just how diverse San Miguel’s housing market can be with everything from modest homes in town to larger rural properties on acreage.

February Market Activity in San Miguel

During February, San Miguel saw a small but active set of transactions:

  • 2 homes entered the market

  • 1 home went under contract

  • 4 homes closed escrow

With such a limited pool of available homes at any given time, San Miguel tends to experience more variation from month to month compared with larger nearby cities like Paso Robles or Atascadero.

New Listings in February

Two properties came onto the market during the month:

One listing is located on K Street, a smaller home built in the 1940s offering approximately 1,392 square feet of living space and listed at $687,999.

The second property is a much larger rural listing on Indian Valley Road, offering over 5,000 square feet of living space on acreage with a list price of $1,974,000.

Homes That Went Under Contract

One property moved into contract during February:

Closed Sales in February

Four homes closed escrow during the month, with sale prices ranging from $620,000 to $990,000.

The homes that sold included:

  • 75463 Ranchita Avenue – Closed at $835,000

  • 1375 Grana Place – Closed at $990,000

The average sales price came in at approximately $802,500, with homes spending an average of about 78 days on market.
