Many sellers assume listing their home “as-is” frees them from responsibility, but that’s not true. “As-is” only means you’re not agreeing to repairs before closing. California law still requires you to disclose all material facts and anything you know about the property. Failing to do so can lead to serious legal trouble. Buyers can also still inspect and negotiate repairs or credits. In short: “as-is” sets expectations, but it doesn’t let you off the hook. Sellers should understand this clearly before deciding to list as-is.
