Thinking about buying your next home, but worried about getting stuck with two mortgage payments? I get it. Many move up buyers face this challenge, but with the right strategy, you can avoid this financial stress. Let's talk about how to time your sale and your new purchase perfectly so you're not paying for two homes at once.
Option one We can make your sale contingent on buying, meaning that you sell your current home first and buy your next one after closing. This minimizes risk. But keep in mind, sellers definitely prefer non contingent offers in competitive markets, so you may want to consider one of these other options.
Option two Bridge Loans. A bridge loan is a short term loan that covers your down payment on your new home while you wait for your current home to sell. Once your sale closes, you pay off the bridge loan. It's a great option if you need to move quickly and don't want to drain your savings.
Option three A HELOC or home Equity loan if you have equity in your current home. And luckily most of us do, a home equity line of credit can provide the funds for your next down payment without selling your current home first.
Option four a rent back agreement. If you sell first, but you need time before moving into your new home, we can negotiate a rent back agreement with your buyer. This allows you to stay in your current home temporarily while avoiding an overlap in mortgage payments.
Option five We can time your closing date with the right strategy. We can close on your current home and the new home either the same day or within a couple of days of each other. A skilled agent can help coordinate both timelines so you don't get stuck paying for two homes at once.
The bottom line with the right financing strategy and expert guidance, you can move up without the stress of double mortgage payments. If you're thinking about making a move, let's chat and generate a plan that works for you.
