First-Time Homebuyer? Here’s Your 5-Step Checklist to Keep It Sane (and Successful)

Are you a first-time homebuyer looking to finally step into the American Dream?
Whether you’re navigating this solo or rebuilding after life changes (hello, divorce recovery crew 👋), buying a home is a big deal. But with the right checklist? It doesn’t have to be stressful.

Here’s the top 5 things you need to line up before your home search kicks off:


1. Hire a Real Estate Agent Who Knows Their Stuff

This is not the time to call your cousin’s roommate’s sister who just got her license. You need an experienced local agent who’s been through it all and will actually advocate for you during negotiations. (Psst… it can save you thousands.)


2. Get Preapproved Before You Fall in Love with a House

Seriously—don’t skip this step. Getting preapproved by a trusted lender tells you what you can afford and helps you shop smart. Most preapprovals are good for 90–120 days, which gives you time to find the one.

3. Know Your Credit Score (and Improve It If Needed)

Once you meet with a lender, you’ll get a clear picture of your credit situation. The higher your score, the better your interest rate—and that adds up over time.

No shame if it needs work. This is your opportunity to fix what’s fixable before you sign on the dotted line.


4. Pick Your Neighborhoods and List Your Must-Haves

Have a dreamy little neighborhood you’ve been eyeing? Great. No clue where to start? That’s okay too.

Think about your commute, school zones, proximity to friends and family, and the kind of vibe you want. Your agent (me 🙋‍♀️) can help narrow it down and keep things realistic and exciting.


5. Don’t Wreck Your Credit During Escrow 😬

This is a BIG one. The loan process doesn’t end until escrow closes. A lot of buyers accidentally sabotage themselves by opening new credit cards or buying furniture before the keys are in hand.

Rule of thumb: no new debt, no late payments, no financial changes. Sit tight and let the transaction finish strong.
