4 California ADU Laws You’ll Love in 2025!

👉 First up, SB 1211:
Got a multifamily property? You can now add up to eight detached ADUs—yes, eight! That’s a huge jump from the previous limit of just two. Imagine the rental potential! Just remember, the number of ADUs can’t exceed the total number of units already on the property.

👉 AB 2533 is next:
If you built an ADU or Junior ADU (JADU) before January 1, 2020, and skipped the permits, no worries! This law offers a pathway to compliance without requiring a costly rebuild. Local agencies can’t deny permits for minor violations unless the structure is truly unsafe.

👉 AB 434:
Want to save time and money on ADU designs? By 2025, every city and municipality in California must have pre-approved ADU designs ready for homeowners. These plans make the approval process much faster and less stressful.

👉 Finally, AB 976:
Owner-occupancy requirements? Gone for good! That’s right—you no longer need to live on the property to rent out your ADU. This means more freedom to maximize rental income and use your property how you want.
