Buyers Are Still Moving. Here's What July's Market Is Really Telling Us

If you've been wondering whether buyers are still active in Paso Robles, July offers a reassuring answer.

Yes. They are.

In fact, the market showed stronger momentum than many people might expect.

During July, 38 new homes came on the market, 49 homes went under contract, and 71 homes closed escrow. Compared to June, that meant slightly fewer new listings, more homes moving into contract, and a notable increase in completed sales.

What I'm Seeing

One trend has become increasingly clear in my conversations with buyers.

They're spending less time asking whether they should wait and more time asking whether a particular home is the right fit.

That's an important shift.

Instead of trying to predict the "perfect" market, buyers are making decisions based on their families, careers, lifestyles, and long-term plans.

Seller Perspective

One thing I think homeowners should keep in mind is that momentum matters.

Your home isn't competing with what sold last winter.

It's competing with the homes buyers can tour this week.

Understanding your current competition and how your home fits into today's market is often more valuable than focusing on yesterday's sales or tomorrow's predictions.

If You Asked Me...

If someone asked whether now is still a good time to sell in Paso Robles, my answer would be simple:

Don't base your decision on headlines.

Base it on your goals.

Real estate has always been driven by life events as much as market conditions, and those life events don't stop because mortgage rates or inventory levels change.

Looking Ahead

As we move into August, I'll be watching to see whether buyer momentum continues through the end of the summer season.

If inventory remains relatively balanced and buyers continue to move forward with confidence, the market should continue offering opportunities for both buyers and sellers.

If you're considering making a move in Paso Robles, I'd be happy to help you understand what today's market means for your specific neighborhood and your goals.
