One of the biggest homebuying advantages you can give yourself right now is surprisingly simple: flexibility.
Think of your wish list and your budget as the guardrails of your search. When your budget needs to stay firm (and for most buyers, it does), flexibility is the lever that opens more doors. And in today’s market, that flexibility could be the difference between staying stuck and getting the keys.
Affordability has been a real challenge the past few years, and buyers are adapting. According to Cotality, 70% of buyers ended up compromising on at least one feature they originally wanted. What’s interesting is that before they started searching, only 33% expected to compromise at all.
What changed once they got into the process? Perspective.

And remember, anything cosmetic can be improved over time. Getting the right layout, neighborhood, and long-term livability from day one? That’s the win.
