Is the market shifting in San Luis Obispo County? The data from June shows a continued rise in inventory, but also steady buyer demand.
In June, the county saw 192 new listings, 209 homes under contract, and 272 closed sales. That’s a clear sign the summer market is still moving, but it’s more nuanced than just hot or cold.
Inventory is up 40% compared to this time last year, but pricing remains highly location-specific. Some neighborhoods are seeing appreciation, while others are seeing necessary price reductions due to overpricing or slower buyer response.
The median sale price in June was $820,000, with the median days on market at 19—still a solid indicator of strength.
Notable Sales:
• Lowest: $180,000 for a 1-bed/1-bath in Heritage Ranch
• Highest: $6.1M for 6370 Verdugo Ranch Way in Avila Beach
Seller Tip: If you’re planning to list, be sure your agent delivers a thorough market analysis and not just a ballpark number. Pricing your home correctly from day one will reduce the need for price drops and increase your chance of attracting serious buyers quickly.
