The San Miguel real estate market remains one of the most unique and supply-driven markets in San Luis Obispo County and April highlights exactly why.
With only 10 total homes moving through the market during the month, San Miguel continues to operate on a much smaller scale compared to surrounding cities. This limited activity is not unusual, it’s a defining characteristic of the area.
Currently, inventory remains tight, with only a handful of homes available at any given time. Active listings in April ranged widely in price, from the mid-$500,000 range to over $3 million, reflecting the diversity of property types in the area from entry-level homes to large acreage estates.
On the demand side, buyer activity remains steady, but highly selective. The majority of closed sales fell within a much narrower price range, indicating where the strongest buyer demand currently exists.
