Sellers: STOP Making These 5 Mistakes!

Spring is one of the best times to sell your home. But not every listing sells quickly or for top dollar. Why? Well, too many sellers repeat the same mistakes and it can cost you big time. I'm Amber Johnson, with Pillar Real Estate. And today I'm quickly breaking down the five biggest mistakes that sellers make and how to avoid them.

Mistake number one overpricing. Everyone wants top dollar, but pricing too high and scares buyers away. Instead of pricing it with the thought that you can always drop the price. Pricing it strategically out of the gate based on sold comps, not what you want it to sell for or what your coworker told you that they think it's worth. A well priced home creates buzz, attracts offers and often sells for more than one that comes on the market overpriced.

Mistake number two. Ignoring curb appeal, buyers decide how they feel about your home within seconds. If your yard looks neglected, they might not even step inside. Spruce up the landscaping, add fresh mulch and flowers and power wash the entry areas. First impressions are everything.

Mistake number three skipping small repairs, loose doorknobs, chipped paint and squeaky hinges raise red flags. Buyers wonder what else might be wrong. Spend a few hours to fix these small items before you list. It shows the home is well-maintained and move-in ready.

Mistake number four. Bad listing photos. Your home's first showings happen online, so if your photos are dark, blurry, or outdated, buyers will scroll right past, work with a professional agent who uses a great photographer and video tours. This will make your home stand out and help it sell faster.

Mistake number five. Not being flexible with showings. If buyers can't get in, they will move on. Be as accommodating as possible to get more eyes on your home and a faster sale.
