Pre Market Timeline

Hi, I'm Amber Johnson, the proud owner and associate broker of Pillar Real Estate. Today I'm here to answer one of the most common questions I get from homeowners in SLO County. What do we have to do to get my home on the market? It's a great question. Let's break it down step by step in general terms.

First things first, getting your home ready for sale. It’s essential not to rush and list your home on the MLS before it's in show ready condition. Take a look at our other three listing videos for insights into what you could fix and how to prepare your home for hitting the market. It'll give you a great starting point. When your home is in show ready condition, We'll arrange for our professional photographer and videographer, to capture all of the unique features of your home. Great photos and videos are crucial to making your listing stand out.

Once you decide to list with us, we'll provide you with a contract to sign. Now, let's talk about comprehensive digital marketing for just a second. If you've been following our videos, you know it goes far beyond putting up a sign and listing your home on the multiple listing service. We run highly targeted ad campaigns across multiple social media platforms to maximize your home's exposure. Posting on an agent Facebook page won't cut it. In fact, if you are, you're missing out on approximately 97% of traffic by simply posting to a business page without a paid targeted ad behind it. We will properly expose your home to the right audience. Also, during this time, we'll discuss whether you should have any inspections done before listing your home. We’ll go through all the disclosures with you as well to ensure transparency with potential buyers. Once all the marketing is in place, we will go live on the multiple listing service. But we don't stop there. We're going to enhance our listing on major sites like Zillow and Realtor.com for optimal performance. At this point, you can expect agents to schedule showings for their clients to see your home. The buyer's agent will accompany them and you can confirm the appointment. So don't worry about that. The time it takes to sell can vary depending on the season and the market conditions. So we will talk more about that when the time comes.

I hope this general overview has been helpful in understanding what to expect when selling your home, but the journey doesn't end here. Watch our next videos to learn about the process once your home receives offers. That's when the real fun begins. If you have any questions or want to discuss your specific situation, please reach out to us. We're here to guide you every step of the way. Thank you for considering Pillar Real Estate as your trusted partner in selling your home. We look forward to helping you achieve your real estate goals.
