5 Things I Never Skip When Touring Homes in SLO

5 Things I Never Skip When Touring Homes in SLO

1. Signs of Water or Foundation Issues

Cracks, stains, musty smells, or warped baseboards are more than cosmetic. They're warning signs that can lead to expensive repairs later. It’s not about nitpicking — it’s about protecting your investment.

2. Age of Roof + Major Systems

Roof, HVAC, water heater, and appliances all carry major replacement costs. I always ask: How old are they? Are there records? Buyers often miss this info during the first showing, but it matters for both budget and negotiating power.

3. Why the Sellers Are Moving

Understanding the seller’s motivation helps us assess leverage. Are they on a tight timeline? Looking for top dollar? That insight helps shape how we negotiate, especially in this competitive market.

4. What Doesn’t Match the Listing

Sometimes, the square footage or flow feels very different in person than online. I compare what was promised in the listing to what’s actually present — layout quirks, lighting, and overlooked repairs included.

5. How the Home Stacks Up Against Real Alternatives

Even if you love a home, the real question is: Is this the best value compared to other options right now? I help my clients look at the bigger picture so they can feel confident and informed — not pressured.

Buying a home is both an emotional decision and a financial one. My job is to help you look beyond the surface and make sure you’re covered on both fronts. If you’re getting ready to tour homes in San Luis Obispo County, I’d love to help.

📩 DM me for a no-pressure conversation. Whether you're actively hunting or just exploring, I'm here to help you make smart, informed moves.
