If I had to describe the Atascadero real estate market in one sentence this month, it would be this:
Preparation creates separation.
The market isn't slowing down, it's becoming more selective.
During June, 15 homes came on the market, 24 homes went under contract, and 28 homes closed escrow. Those numbers tell us buyers are still active and willing to move forward when they find the right home.
The Story Behind the Numbers
Today's buyers have more options than they did earlier this year, and that's changing how they shop.
Instead of feeling pressured to make an offer immediately, many buyers are taking time to compare properties, evaluate value, and look closely at condition, presentation, and location.
That's creating a clear separation in the market.
Homes that are well prepared and priced strategically continue to attract attention, while homes that aren't may take longer to sell.

One of the biggest misconceptions in today's market is that limited inventory guarantees success.
While inventory remains relatively healthy, buyers still have choices and those choices make preparation more important than ever.
