January consistently ranks as one of the least expensive months to buy a home. LendingTree reports it has historically offered some of the lowest price-per-square-foot figures of the entire year. Meanwhile, spring is when demand ramps up—and prices usually follow.
Looking at the most recent full year of data, buyers who closed on a typical 1,500-square-foot home in January paid roughly $23,000 less than buyers who purchased the same size home in May. Your exact savings will depend on the home and the market, but the seasonal pricing advantage is real—and meaningful, especially with affordability still tight.
Winter is traditionally slower in real estate. Many buyers and sellers assume it’s better to wait until spring, which naturally thins out the crowd. For buyers, that creates breathing room.
Fewer buyers means fewer bidding wars, more time to think through decisions, and better odds of negotiating. And sellers who list during winter are often serious. They may be relocating, dealing with a life change, or simply ready to move on—and that motivation can work in your favor.
As Realtor.com notes, less competition gives buyers more power to negotiate things that add up quickly, like closing cost credits, repair concessions, or flexible timelines. Those details can easily save thousands and make a deal work that wouldn’t in a busier season.
Waiting for spring may feel safer, but it often means more competition, higher prices, and more pressure to move fast. January offers something different: calmer conditions, more negotiating room, and a chance to focus on value instead of urgency.
