When we listed 480 Whitley Gardens in Paso Robles at $960,000, we knew we had a special property. But being “unique” often comes with challenges—especially when it’s time for the appraiser to assign a value.
This wasn’t just another cookie-cutter home. And in this case? That worked both for and against us.
Shortly after going under contract, we ran into one of the biggest hurdles in real estate: the appraisal. Despite strong interest and a great offer, the appraised value didn’t quite match the contract price. Negotiations kicked into high gear.

Recent comparable sales
Unique value drivers of the property (lot size, updates, location)
Open communication with the buyer’s side
And ultimately, we kept the deal alive—with the buyer still willing to move forward.
As we moved into the second half of escrow, things didn’t exactly smooth out. We hit a few snags, and there were times when the question wasn’t “when will we close?” but “will we close?”
We ended up closing two weeks later than scheduled, but we made it happen—with the full $975,000 sale price intact.
