What You Missed in Paso Robles Real Estate – April to May 2025

Hello Paso Robles. Welcome to May. As usual, I'm here to give you a quick snapshot of what happened in real estate last month so you can stay in the know and ahead of the curve. In April, we saw 34 new single family homes hit the market. 30 homes went under contract and 42 homes closed escrow. These numbers are pretty consistent with what we've been seeing in recent months, which means that we haven't really seen that big spring inventory rush, at least not yet.

Let's break down the sales a little more. Prices range from $459,000 for a three bedroom, two bath, fixer upper within city limits, all the way up to $2.15 million for a beautiful property on the west side of Paso Robles. The median sales price for single family homes in April was $805,000. Homes that closed in April spent a median of 37 days on market.

So what does all that mean? Well, we haven't seen a spike in inventory just yet. Buyers are still out there and deals are still getting done.
