We are well into August, and I've got your latest real estate market update along with some exciting local events that you won't want to miss. So first, let's dive into the numbers for July. The median price point for homes in San Luis Obispo County jumped up to $940,500 in July, which is up from $855,000 in June. We saw a slight rise in home sales with 244 homes sold in July compared to 225 in June and the average days market remains incredibly quick at just 12 days, unchanged from June.
You may have heard that interest rates have started to decline, which is great news on one hand, for buyers who have had to wait on the sidelines for rates to go down. However, don't forget that more buyers means more competition. So if you're considering buying, keep your ducks in a row. Now before the market heats up further with additional rate drops. And remember, you can always refinance later if rates continue to decrease.
Now, on to some fun, even though school is back in session, August is still packed with great local events. Here are a few of my personal favorites. First up, we've got the Mac and Cheese fest at the Avila Beach Golf Course Resort on August 24th and we've got a couple things going on in Atascadero this month, the 33rd annual Atascadero Lake Car Show on August 17th and the sixth annual Central Coast Cider Festival on August 24th. Wrapping up the month, we have the Lost ‘80s live concert at The Vina Robles Amphitheater right here in Paso Robles on August 30th.
