Think New Construction Is Out of Reach? Think Again.
If you’re shopping for a home and have skipped over the new construction options, thinking they’re out of budget—you might want to take another look.
Right now, something pretty unexpected is happening in the market. According to data from the Census and the National Association of Realtors (NAR), the median price of a newly built home is actually lower than that of an existing home.
Yes, you read that right: a never-been-lived-in, brand-new home may cost you less than one built 20 years ago in the same neighborhood.
Here’s Why That’s Happening
1. Builders Are Building Smarter (and Smaller)
With affordability top of mind for buyers, builders are making strategic shifts. Instead of constructing massive homes that come with hefty price tags, they’re building smaller, more efficient homes—and passing those cost savings along to buyers.
The average size of a new single-family home has dropped in recent years. And when size drops, so do the material costs—making it easier for builders to offer more competitive prices.
2. Builders Are Offering Incentives
According to the National Association of Home Builders (NAHB), 34% of builders dropped prices in May, with average discounts around 5%. On top of that, 61% are offering buyer incentives, like rate buy-downs, help with closing costs, or upgrade credits.
In today’s market, that can make a huge difference in affordability—and make new construction surprisingly competitive with older resale homes.
So, What Should You Do?
If you’re on the hunt for a home, don’t overlook new builds. Talk to your real estate agent (hi, that’s me!) about what builders are doing in your area, what communities are offering incentives, and where you might find value that’s not showing up in your Zillow scroll.
And remember, buying new construction is a different process than buying a resale home. You want an agent in your corner—one who understands builder contracts, knows how to negotiate upgrades and incentives, and will advocate for your best interests from start to finish.

A new home with modern features, updated systems, and energy-efficient design might just come with a price tag that’s lower than you expected. And in today’s market, where every dollar counts, that’s worth exploring.
