If you've been searching for a home in Templeton, you've probably noticed something familiar:

There still aren't many homes available.

At first glance, it might seem like a slow market.

But that's not what July's numbers tell us.

During the month, 6 homes came on the market, 10 homes went under contract, and 8 homes closed escrow. Compared to June, fewer new listings became available while more homes went under contract, a reminder that buyer demand continues even when inventory remains limited.

What I'm Seeing

One thing I've noticed recently is that buyers looking in Templeton aren't casually browsing listings.

They're waiting for the right opportunity.

When the right property comes to market, they're prepared to act because they understand how limited inventory can be in this community.

A Conversation I Had This Month

A homeowner recently asked me whether fewer sales meant Templeton's market was slowing down.

The answer was no.

In a smaller community like Templeton, lower sales volume often reflects fewer homes being available, not a lack of buyer interest.
