When people ask me what makes San Miguel different from other real estate markets in San Luis Obispo County, my answer is almost always the same:

It's not driven by volume, it's driven by opportunity.

June is a perfect example.

Only one new home came on the market during the month, while five homes closed escrow, highlighting just how quickly inventory can change in a smaller community. Three additional properties also moved under contract, showing buyers remain engaged across a variety of price points.

My Biggest Takeaway This Month

San Miguel isn't a market where buyers browse dozens of new listings each week.

Instead, many buyers wait patiently for the right opportunity because they know inventory is naturally limited.

People who choose San Miguel are often looking for something specific: a quieter pace of life, more space, larger lots, and a strong sense of community. Those qualities continue to make the area appealing, even when the number of available homes is low.

What This Means for Sellers

Low inventory can create opportunity, but it doesn't eliminate the need for a thoughtful strategy.

Today's buyers are informed and selective. They still expect homes to be priced appropriately, presented professionally, and marketed effectively. Sellers who invest in preparation and a strong launch strategy are putting themselves in the best position for success.

Buyers Are Adapting

One trend I'm seeing is that buyers are becoming more comfortable moving forward without waiting for the "perfect" interest rate.

When inventory is this limited, waiting for ideal conditions can mean missing the right home. Many buyers are choosing to act when the right property becomes available, knowing that financing options can change over time but missed opportunities cannot.

Looking Ahead

As we move through July, I'll be watching to see if additional homeowners decide to list. Even a handful of new properties can have a meaningful impact in a market the size of San Miguel.
