If you've been browsing homes online recently, you've probably noticed something: there are more listings available than there were just a month ago.
That's not your imagination.
June marked one of the largest month-over-month increases in new listings we've seen this year, with 197 homes coming to market compared to 138 in May—a 43% jump. At the same time, 260 homes closed escrow, nearly matching May's pace and reinforcing that buyer activity remains steady even as inventory grows.
My Biggest Takeaway This Month
If I had to summarize June in one sentence, it would be this:
Buyers finally have choices.
For the past several years, many buyers felt pressure to make quick decisions because inventory was so limited. Today's market feels different.
More homes are available, giving buyers the opportunity to compare properties, evaluate value, and make informed decisions. That's not a sign of a weak market—it's a sign of a healthier one.
What This Means for Sellers
More inventory also means more competition.
The homes that continue to perform well are the ones that are priced strategically, professionally presented, and marketed with intention.
There's a significant difference between simply listing a home and creating a launch strategy that generates excitement and attracts qualified buyers. That's where preparation, digital marketing, and local market expertise become increasingly valuable.
Buyers Are Thinking Differently
One trend I've noticed is that conversations around mortgage rates have changed.
A year ago, many buyers were waiting for rates to come down. Today, more buyers recognize that while interest rates may fluctuate, life continues to move forward. Growing families, career changes, retirement, and lifestyle goals are driving decisions more than small changes in borrowing costs.
Looking Ahead
As we move through July, I'll be watching whether inventory continues to build or begins to settle into our typical summer pattern.
Either way, one thing remains true: homes that are priced correctly, thoughtfully prepared, and strategically marketed continue to stand out.
