SLO County Real Estate Update – May 2025 | Prices, Closings & Local Events

Hey SLO County. Let's talk real estate and a little bit of Mother's Day magic. April brought some solid movement in the housing market. We had 155 new single family homes hit the market, 162 homes went under contract and 188 homes closed escrow. That's a nice jump from 142 closings in March, showing that the spring energy is starting to kick in.

Now let's talk prices. The sold homes ranged from $175,000 for a two bedroom fixer upper in California Valley, all the way up to $4.9 million for a stunning four bedroom home on 20 acres in the city of San Luis Obispo. The median sales price landed right at $941,500, which is right in line with recent months. That means that half of the homes sold below $941,500 and the other half sold above that. Median days on the market was just 20 days.

And because it's May, let's talk about something a little sweeter, celebrating the moms in our life. From the Mother's Day concert at Dinosaur Caves Park in Pismo Beach to tea parties at various locations, including Hambly Farms and San Miguel and the Heritage House in Arroyo Grande.
