San Miguel Real Estate: What Active Listings Aren't Telling You | September 2026

If you looked at San Miguel real estate inventory today and saw 15 homes available, you might reach a fairly obvious conclusion:

Buyers must have plenty of choices, and homes must be sitting.

But September's activity shows why active inventory alone can give you an incomplete picture of what's happening in a housing market.

Some properties are indeed taking time to find buyers.

Others are disappearing quickly.

And one of September's closed sales never needed to hit the open market at all.

San Miguel Real Estate Activity in September 2026

The September CMA shows 15 homes currently available across a very wide range of property types and price points.

For this update, we're using the confirmed market count that one of those available homes entered the market during September, while the remaining active inventory carried over from earlier periods.

That's an important distinction.

Fifteen homes available doesn't mean fifteen new listings suddenly arrived during September.

Now look at the other side of the market.

There are 7 homes under contract across the two contract categories in the CMA.

That's where the story becomes much more interesting.

Some San Miguel Buyers Moved Quickly

Several of the pending properties show surprisingly short cumulative market times.

1470 Bonita Place shows 5 cumulative days.

909 Mission shows 8 cumulative days.

And the pending group has a median cumulative market time of just 7 days.

That doesn't mean every San Miguel home is selling in a week.

Clearly, they aren't.

But it does tell us something important about how consumers should interpret inventory.

Active inventory tells you what's left. Pending sales can tell you what buyers already chose.

A buyer browsing homes today doesn't see every attractive opportunity that became available earlier in the month and was quickly put under contract.

Those homes have already moved to another status.

So judging buyer demand solely by the properties still available can create a distorted picture.

Three Homes Closed in September

September also produced 3 closed sales, ranging from $310,000 to $615,000.

One of those sales was particularly interesting because it followed a completely different path to closing.

It was mine.

The Story Behind 1472 L Street

1472 L Street was a fixer-upper.

Rather than following the traditional process of making repairs, preparing the property, scheduling photography, launching the listing, conducting showings, negotiating offers, and moving through a conventional escrow, I identified an investor cash buyer off market.

The property sold for $310,000, and we closed in less than two weeks.

The CMA reflects the $310,000 closed sale and zero cumulative market days, consistent with the property not going through a traditional open-market listing period.

The investor/cash-buyer and closing-timeline details come from my firsthand involvement in the transaction.

Does That Mean Sellers Should Sell Off Market?

No.

And I think that's an important distinction.

For many properties, broad exposure to the open market can be extremely valuable because it gives more buyers an opportunity to compete for the home.

But not every seller has the same priorities.

Some sellers are primarily focused on maximizing price.

Others may care more about:

•              Speed

•              Certainty

•              Selling as-is

•              Avoiding repairs

•              Avoiding showings

•              Simplifying an inherited or distressed property

•              Reducing the uncertainty surrounding the transaction

That's why I don't believe the first question should always be:

"How do we list this property?"

A better first question is:

"What does this seller actually need this sale to accomplish?"

Once we know the answer, we can build the strategy around it.

The Best Strategy Isn't Always the Same Strategy

This is one of the biggest misconceptions I see in real estate.

There's a tendency to assume there is one "correct" way to sell every home.

There isn't.

A beautifully updated, move-in-ready property may benefit tremendously from maximum market exposure and competition.

A fixer with a seller prioritizing speed and certainty may require a completely different conversation.

Neither approach is automatically better.

The right strategy is the one aligned with the property's characteristics and the seller's priorities.

That's what happened at L Street.

What San Miguel Buyers Should Know

There's also an important takeaway for buyers.

Don't look at 15 available properties and automatically assume every type of San Miguel home is sitting on the market waiting for an offer.

Some September opportunities moved quickly.

If you're searching for a particular combination of price, condition, location, land, or property type, your actual pool of relevant homes may be much smaller than the headline inventory number suggests.

Being clear about what you want—and financially prepared when it appears—can matter.

What I'm Watching in October

As we move into October, I'll be watching two things.

First, does more fresh inventory come to market?

Second, do buyers continue acting quickly on certain types of San Miguel properties?

That relationship will tell us much more than simply watching the number of active listings rise or fall.

The Bottom Line

San Miguel's September market is a perfect example of why one statistic rarely tells the whole story.

Yes, there are 15 homes currently available in this CMA.

But buyers have also been making decisions, and some properties moved quickly.

And in the case of 1472 L Street, the successful transaction happened entirely outside the traditional listing process.

For buyers:

Don't assume available inventory equals unlimited opportunity.

For sellers:

Don't assume your property requires the same strategy as everyone else's.

And for everyone watching the market:

Active inventory tells you what's left. Pending sales tell you what buyers already chose.
