San Miguel Housing Trends | May 2024 Real Estate Recap

Hi San Miguel and happy May. Let's keep this update quick but informative and look at what happened during April. Well, we had six new listings come on the market. Five of those were large parcels in rural San Miguel, ranging from 10 to 160 acres.

One listing hit the market in town, 1415 Rio Vista Place, a three bedroom, two bath with 1152 square feet listed at $539,000. I'll keep an eye on that one and let you know next month if it's still available. Under contract we have six properties. One of those is 1170 Velarde Place, which we talked about previously. That property went pending on April 12th in the neighborhood of Camino Del Rio, and for close sales we have 1458 Rio Vista Place, brand new construction, four bedroom, three baths, 1800 square feet. It was originally listed at $740,000, then reduced to $699,000 when it sold.
