The San Luis Obispo County real estate market held steady through November, even as activity continued its seasonal late-fall slowdown. The average price point across the county came in at $1,042,781, nearly identical to November 2024, showing impressive year-over-year stability. The average price per square foot rose to $573, up from $551 last year, while total home sales dipped to 158, compared to 195 in 2024.
Homes spent an average of 61 days on the market—longer than last year’s 49 days—but well-priced, move-in-ready homes are still receiving strong attention. Buyers are taking more time, comparing more properties, and leaning heavily on realistic pricing and condition.
As we head into December, historically one of the quietest listing months of the year, inventory typically tightens. Motivated buyers remain active, and sellers who prioritize clean presentation and strategic pricing will remain competitive.
