San Luis Obispo County’s housing market remained active through September 2025, closing out the month with 253 home sales across the region. Prices ranged from $175,000 in Oceano to a luxury $4.35 million oceanfront home in Cayucos. With multiple million-dollar closings, the average sale price rose to $1,028,000, and homes averaged 44 days on market.
As fall begins, buyer activity remains steady but more selective. Serious buyers are still making moves, while casual shoppers have slowed, creating opportunities for negotiation and value-driven purchases. For sellers, the key to success this season is strong presentation and realistic pricing.
Mortgage rates remain elevated but stable, keeping prices consistent across much of the county. Expect moderate activity through October as buyers seek well-priced homes in desirable areas.
