The spring real estate market in San Luis Obispo County is officially in full swing—and May’s numbers tell a compelling story.
From May 1 through May 31, 199 new homes hit the market—a 28% increase over April’s 155 new listings. This surge in inventory gave buyers more options and added fresh energy to the market.
Even more exciting? 229 homes went under contract in May, a massive 41% jump from April. This is clear proof that buyer activity is alive and well across the Central Coast.

There were 208 closed transactions, with prices ranging from $130,000 for a modest two-bedroom home on acreage in Santa Margarita to $6.47 million for a luxury estate in Avila Beach.
