San Luis Obispo County’s housing market held steady through August 2025. The median sold price rose to $910,000, a 4% increase from last year, while the average price per square foot slipped slightly to $538. A total of 242 homes sold, nearly identical to last year’s 239, proving buyer demand remains consistent despite higher mortgage rates.
Homes are taking longer to sell, with median days on market at 24 versus 16 a year ago, reflecting more selective buyer behavior. Move-in-ready homes continue to see the strongest activity.
September Forecast: Expect stable pricing, steady sales, and continued focus on presentation. Buyers remain active but price-sensitive. Sellers who price strategically and prepare their homes well can still capture top interest.
