Hello Paso Robles! As we step into October, let’s take a quick look back at September's real estate market and what we can expect in the coming weeks. In September, we had 32 active residential homes for sale, 19 properties went under contract, and 39 homes were sold. It was a month of movement, fueled by a few dips in interest rates that brought more buyers into the market.
Mortgage applications surged, making it an exciting time for both buyers and sellers. However, here in October, the rates have climbed slightly and stabilized around the 6% range, influenced by stronger-than-expected labor market data. While rates may not be as favorable as last month, one thing that continues to rise is inventory.
Let’s take a look at this chart. Since April 2024, we’ve seen a steady increase in homes for sale—not just in Paso Robles but across the county, state, and even nationwide. This growing inventory is giving buyers more options and encouraging a more balanced market.
Now, as October unfolds, make sure to take time and enjoy everything this beautiful month offers. We have some amazing local events coming up! Pioneer Day is on October 12—one of the most cherished events in our community, a tradition that's been running for decades. And, of course, don’t miss the fun and family-friendly Halloween celebrations on October 31st. Our downtown will be hosting a safe trick-or-treating event from 4 to 7 PM for the little ones.
