Paso Robles Real Estate Market Update – September 2025

September 2025 brought strong activity to the Paso Robles housing market. A total of 34 new listings hit the market, priced between $225,000 and $1.295 million, with an average list price of $780,000. 37 homes went pending, and 59 homes sold, ranging from $275,000 in Heritage Ranch to $1.75 million on the north end of town. The average sold price was $760,000, with homes spending about 51 days on the market.
Overall, inventory continues to climb while mortgage rates remain steady. This is creating a softer market compared to recent years, with prices holding firm in some areas and correcting in others. Sellers must focus on presentation and realistic pricing to get under contract. Buyers benefit from more options and negotiating power, but the best homes still move quickly.
