In August 2025, Paso Robles recorded 32 new listings priced between $375,000 and $3.75 million. A total of 55 homes went under contract and 39 sold, with an average sale price of $864,000 and average time on market at 38 days.
Buyers remain active, but more selective—competition is strong for homes priced realistically, while overpriced listings are sitting longer.
September Forecast: Expect steady pricing and more inventory as sellers try to catch buyers before fall. Sellers should prioritize presentation and smart pricing.
