The Paso Robles real estate market stayed active through October 2025, showing a slight uptick in pending sales and steady pricing across the board. A total of 36 new listings hit the market, ranging from $483,000 in Sierra Bonita to $1.249 million for a westside home on acreage. Buyer demand strengthened with 49 homes going under contract, up from 37 in September, showing renewed confidence among serious buyers despite continued rate volatility.
Closed sales ranged from $225,000 for a small Heritage Ranch property to $1.375 million for a beautifully restored home near the downtown square. The average sales price held near $760,000, with homes spending about 51 days on market.
Heading into November, buyer activity remains solid — particularly for well-priced, move-in-ready homes. Sellers who focus on presentation and realistic pricing are still achieving strong results.
