In July 2025, the Paso Robles housing market continued to show steady activity as the summer selling season progressed. A total of 58 new homes hit the market—up from 44 in June—while 25 homes went under contract and 42 closed escrow. The average sold price was $860,437, with properties spending an average of 61 days on market. Sales ranged from a $200,000 two-bedroom in Heritage Ranch to a $2.91 million estate on Barley Green Road.
Inventory has been increasing countywide, with August expected to bring slightly more listings as sellers look to attract motivated buyers before fall. Buyers are still acting quickly on well-priced, move-in-ready homes, while overpriced properties tend to sit longer.
