The Paso Robles Golf Club real estate market remains extremely tight as we head into early spring, and Januarys activity tells a very specific story about buyer behavior in this neighborhood.

Current Inventory: Limited and Strategic

Inventory in the PRGC community remains minimal. Only one home is actively available 829 Saint Andrews Circle listed at $825,000 while 912 Wade Drive is currently under contract after spending 127 days on the market.

Low inventory means pricing strategy is everything. Buyers have fewer options, but theyre also more selective than they were during the ultra-competitive years.

January Closed Sale Snapshot

One property closed in January:

              918 Inverness Drive

              Sold for $710,000

              Closed after just 3 days on market

That brings the neighborhoods average sold price to $710,000 and approximately $441 per square foot for the month.

What does that tell us? When homes are positioned correctly, priced realistically and presented well, they still move quickly in PRGC.

One to Watch: 1006 Eagle Court

A new listing to monitor closely is 1006 Eagle Court, coming soon at $825,000. This updated mid-century ranch-style home sits on an oversized 17,000 sq. ft. lot inside the golf course area.

This property will act as a market barometer heading into spring. If it attracts strong activity early, expect additional sellers to follow.
