Inventory is rising. Realtor.com forecasts the number of homes for sale could increase another 8.9% this year. That means buyers have more choices — and when buyers have options, they get selective.

According to the National Association of Realtors (NAR), 65% of sellers completed minor repairs or improvements before selling, while only 35% sold their home as-is.
Translation: most sellers recognize that a little prep can go a long way in today’s market.
Selling as-is tells buyers upfront you’re not planning to make repairs or negotiate after inspections. That can absolutely make the process easier on your end — fewer contractors, fewer decisions, less hassle.
But there’s a trade-off.

When a home clearly needs work, the buyer pool shrinks. Some buyers don’t have the cash, time, or desire to take on projects. Others will factor repairs into their offer — often aggressively.
That doesn’t mean an as-is home won’t sell. It just means it may take longer, attract fewer offers, and sell for less than it could with some strategic prep.
This isn’t a one-size-fits-all call. The best choice depends on your home, your budget, and what buyers expect in your specific market. That’s where a good agent earns their keep.
If selling as-is makes sense, your agent will:
Emphasize strengths like location, lot size, layout, or views
Price the home accurately to reflect condition
Attract buyers who are comfortable with projects
If making repairs is the better move, your agent can:
Identify which updates actually matter to buyers
Help you avoid over-improving
Prioritize small fixes that deliver the biggest return
And here’s the good news: if you’re planning to sell during the spring market, there’s still time. Starting now gives you breathing room to make thoughtful updates without rushing — and still list when buyer demand is at its strongest.
Selling as-is can still work in certain situations. But in many markets today, skipping repairs could cost you more than you expect.
