How Much Equity Do You Have in Your SLO County Home?

If youve been thinking about moving but arent sure whether the numbers will work, start with the home you already own.

You may have more equity than you realize.

Ive spent 13 years working with homeowners, and Ive seen what happens when someone finally sits down and looks at their numbers. They may have assumed moving up was out of reach. They may have put off rightsizing because selling and buying sounded too complicated.

Then we look at what their current home could sell for, what they still owe, and what they could potentially walk away with.

The conversation changes.

What Is Home Equity?

Home equity is the difference between your homes current market value and the amount you still owe on it.

For example, if a home could sell for $900,000 and the remaining mortgage balance were $400,000, the homeowner would have approximately $500,000 in gross equity before selling costs and other expenses.

That doesnt mean $500,000 automatically lands in your bank account. Selling costs, loan balances, taxes when applicable, and other expenses need to be considered.

This is why I prefer looking at the full picture instead of relying on one online home-value number.

Why SLO County Homeowners May Want to Check Their Equity

If you havent looked at your homes value recently, your mental picture of what its worth may be outdated.

And that matters if youre making decisions based on that old number.

I see homeowners put off conversations about moving because they assume they cant afford the next step. Once we look at their estimated sale price and potential proceeds, they can make the decision based on information rather than assumptions.

I call this the Net Sheet Moment.

Its the point when you can see the numbers in front of you and start asking a better question: What could I do from here?

Could Your Equity Help You Buy Your Next Home?

Depending on your situation, the equity from your current property may become part of the plan for your next home.

That could mean a larger down payment. It could mean looking at a different price range than you expected. For someone rightsizing after many years in the same home, the numbers could open options they hadnt considered.

It depends on your situation.

Thats why I dont believe homeowners should make a major decision based on a generic estimate or what happened with a neighbors house.

Your property, mortgage, goals, timing, and next move are yours.

Can You Sell and Buy a Home at the Same Time?

This is one of the concerns I hear from move-up sellers.

The thought of coordinating two transactions can make people decide to stay put before theyve found out whether moving is possible.

Ive helped clients manage this exact situation.

Automated home valuations can be useful for getting a general idea of value, but your home isnt an algorithm.

Condition matters. Location within a neighborhood matters. Improvements matter. Lot size, buyer demand, comparable sales, and the way the property would be positioned all matter.

In San Luis Obispo County, two homes that appear similar online can have meaningful differences when you look closely.

A personalized estimate gives us a better starting point.

Start With the Numbers, Not the Decision

Finding out what your home may be worth doesnt mean you have to sell it.

You may look at the numbers and decide to wait.

Or you may discover that the move youve been thinking about is more possible than you expected.
