The Heritage Ranch real estate market cooled slightly through September 2025, following the busy summer season. Only three new listings came on the market, four homes went under contract, and nine homes closed escrow. Prices ranged from $275,000 for a two-bedroom home on Windward up to $1.65 million for a property on Edgewood Court. The average sales price came in just over $585,000, and homes averaged 65 days on market.
As we move into fall, buyer activity typically slows a bit, but serious buyers remain active—especially those looking for vacation or second homes before the holidays. Homes with lake views, updated interiors, and strong presentation continue to draw the most attention.
For sellers, this season is all about standing out with pricing, staging, and curb appeal. For buyers, increased inventory stability means more time to make confident decisions.
