If you're thinking about selling your Heritage Ranch home, the first question is usually, "Is now a good time?"
Here's the thing. The answer depends on your situation. It also depends on what's actually happening in your neighborhood, not what you're hearing about the national housing market.
The May numbers tell a clear story. Heritage Ranch continues to see steady buyer demand while inventory remains limited. That combination is helping support home values throughout the community.
Let's take a look at what I'm seeing.
During May 2026:
• 6 homes were actively listed for sale
• 6 homes went under contract
• 4 homes moved into pending status
• 6 homes successfully closed escrow
The median sold price reached approximately $551,900.
The average sold price was nearly $572,000, with sales ranging from $332,000 to $820,000.
Those numbers tell us buyers are still willing to pay for homes that are priced correctly and presented well.
Many homeowners still believe that listing a home is enough.
I don't.
There's a big difference between listing a property and marketing it.
Buyers have more choices today than they did a few years ago. That means presentation, pricing, photography, video, digital advertising, and exposure matter even more.
The homes that generate the strongest interest are usually the ones that have a clear strategy behind them from day one.
Every property is different. What makes sense for your goals depends on your home, your neighborhood, and the buyers most likely to purchase it.
That's why I don't believe in one-size-fits-all advice.
Heritage Ranch continues to offer something that's becoming harder to find throughout San Luis Obispo County.
Value.
Compared to many nearby communities, buyers can still find homes at approachable price points while enjoying a gated community, lake access, equestrian trails, recreation, and a lifestyle that attracts both full-time residents and second-home owners.
Inventory is still limited, though.
If the right home comes on the market, being pre-approved and ready to move quickly can make a real difference.
People aren't just buying a house here.
They're buying a lifestyle.
Living in Heritage Ranch means enjoying Lake Nacimiento, private community amenities, miles of trails, open space, and a slower pace that's difficult to find elsewhere on the Central Coast.
It's one of the reasons demand has remained consistent even as the broader market has shifted.
The Heritage Ranch market remains healthy.
Inventory is limited.
Buyer demand continues.
Home values remain steady.
