Heritage Ranch Real Estate: 23 Homes for Sale But What's Your Real Competition?

October 7, 2026

Heritage Ranch market update: 3 days versus 371 days, over two home exterior photos.

If you're thinking about selling a home at Heritage Ranch and hear that 23 properties are currently available, you might immediately assume you're competing against all 22 of the others.

But that's not necessarily how buyers experience the market.

And September's Heritage Ranch real estate activity gives us a particularly good example of why.

Heritage Ranch September 2026 Market Snapshot

As of the end of September, the revised Heritage Ranch CMA shows:

23 active homes currently available.

Only 4 of those active listings came on the market during September. The remainder entered the market previously and are still available.

There are also 6 homes under contract, 7 September closed sales, and 2 Coming Soon properties.

That distinction matters.

Twenty-three active homes doesn't mean 23 homes suddenly entered the market this month.

It represents the community's current available inventory.

3 Days vs. 371 Days

September also produced one of the most interesting comparisons we've seen recently.

Among the month's closed sales, properties had cumulative market times ranging from just 3 days to 371 days.

Some homes connected with a buyer almost immediately.

One needed more than a year.

And they ultimately all reached the closing table.

That's a powerful reminder that a community-wide days-on-market statistic can't predict exactly what will happen with an individual property.

Why 23 Homes Doesn't Mean 23 Competitors

Buyers don't generally approach Heritage Ranch by saying:

"Any one of these 23 homes will do."

They filter.

Maybe their budget is around $500,000.

Maybe they need four bedrooms.

Maybe they want a larger lot.

Maybe they want newer construction.

Maybe they care about proximity to certain community amenities.

Maybe they're looking for something they can move into immediately.

By the time those preferences are applied, the buyer's actual shortlist may be dramatically smaller.

That's why I think sellers should distinguish between total inventory and direct competition.

The headline inventory number isn't your competition. The buyer's shortlist is.

Understanding that shortlist can be far more useful than simply knowing how many homes are available.

September Shows Buyers Can Still Move Quickly

The revised report contains two Pending properties that accumulated only 7 and 13 days on market. Several of September's closed sales also found buyers within relatively short periods.

That doesn't mean every Heritage Ranch home will sell quickly.

Clearly, they don't.

But it does mean buyers can make decisive moves when the right property appears.

That's important for buyers too.

More Choices Doesn't Mean Unlimited Time

Having 23 available homes can give buyers more breathing room.

That's valuable.

But the number of homes relevant to your search may be much smaller.

If only a handful fit your price range, size requirements, condition preferences and lifestyle goals, the right one may still attract attention quickly.

So my buyer takeaway is:

More inventory gives you choices. It doesn't guarantee the right choice will wait.

Being thoughtful and being prepared can coexist.

What About Homes That Have Been Available Longer?

Last month, we discussed why days on market needs context.

September reinforces that point beautifully.

A property that ultimately closed after 371 cumulative days is a reminder that longer market time doesn't automatically mean a sale will never happen.

At the same time, patience shouldn't mean ignoring buyer response.

The useful questions remain:

Are buyers touring the home?

What feedback are they providing?

Are comparable properties selling?

Is the same objection coming up repeatedly?

Those signals can help distinguish between a home that needs time and a home whose strategy may need to change.

What I'm Watching in October

Heading into October, I'll be watching three groups closely:

The four active properties that entered the market during September.

The two Coming Soon properties.

And the homes that have already accumulated longer market times.

Where buyers show interest among those groups will tell us much more than simply watching the total inventory count.

The Bottom Line

Heritage Ranch currently has 23 active homes available.

But that's only the beginning of the story.

For sellers, understanding which properties compete for the same buyer is far more useful than treating every active home as equal competition.

For buyers, having more inventory creates opportunity—but desirable properties can still move quickly.

The headline inventory number isn't your competition. The buyer's shortlist is.

If you're considering buying or selling at Heritage Ranch, I'd be happy to help you understand what that shortlist actually looks like for your situation.
