According to the National Association of Realtors (NAR), there are 194,000 condos for sale right now — the second highest level we’ve seen in the last three years.
That’s nearly double the number available in early 2022.

“. . . condo buyers in many cities may be able to find sellers who are willing to give concessions and/or sell for less than their asking price.”
Here’s what the data says:
Condo prices dipped 1.3% in June compared to last year (ICE).
Over half of the top 100 U.S. metros saw condo prices fall slightly year-over-year.
That shift does two things:
It helps with affordability.
It puts buyers in a better position to negotiate, whether that’s on price, repairs, or seller-paid closing costs.
Condos aren’t just a fallback option — they’re one of the most strategic ways to buy in today’s market.
With more inventory, softening prices, and extra negotiating power, you may be closer to homeownership than you thought.
