The Atascadero real estate market held steady through October 2025, showing signs of balance and resilience even as the fall season brings a softer pace. A total of 19 new listings came to market and 21 homes closed escrow, with sale prices ranging from $349,000 up to $2,000,000. The average sale price landed around $778,000, with homes spending roughly 45 days on the market.
Move-in-ready and well-presented homes continue to attract buyers quickly, while properties needing updates or priced aggressively are taking longer to sell. Entry-level homes and condos remain active segments, while luxury listings above $1M are seeing a slower but stable pace.
As we move through the holidays, the market remains balanced, giving both buyers and sellers time to plan strategically. To see what’s happening in your neighborhood or request a complimentary home valuation, visit atascadero.pillarrealestate.com for live listings and market resources.
