In January:
• 12 new listings
• 16 homes under contract
• 24 homes closed escrow
• Average 76 days on market

Closed prices ranged from $325,000 to $1.475 million.

One standout example was 8390 San Gabriel Road — a two-bedroom, one-bath home on 1.65 acres listed at $639,000. Through strategic pricing and launch preparation, it generated multiple offers and closed at $690,000 — $51,000 over list price.
