Atascadero saw solid summer activity in July 2025, with 13 new listings from $325,000 to $1.47 million. Eighteen homes went under contract and 35 sold. Prices ranged from $650,000 for a fixer on Poplar Street—selling $100,000 over asking—to $2.05 million in Margarita Farms. The average sold price came in at $860,581, with homes averaging 42 days on market.
Turnkey homes are still attracting strong interest, while properties needing work are selling only if priced aggressively. With August expected to bring steady activity, sellers should focus on presentation and competitive pricing to capture buyer attention.
