Hello to my friends in Atascadero. Welcome to February 2025. And you know what that means. It's time to reflect on last month's real estate activity. Now, just a reminder, January is usually one of the slowest months of the year in real estate. But what's exciting is that February and the spring months ahead typically bring a surge in activity. So I'm already looking forward to seeing how things shake out next month.
But for now, let's break down the numbers for our quiet January 2025. In the city of Atascadero, there were seven homes that hit the market, 17 homes going under contract and 17 homes closed escrow. The sales prices for the home sold ranged anywhere from $355,000 up to $1.695 million on the high end at a median price of $705,000. The median days on market was a quick 18 days. So, yes, homes are moving quickly.
What does that mean for you? Well, with homes selling fast and buyer activity picking up, if you're thinking about selling now is a great time to start the planning process. And if you're a buyer, getting ahead of the spring rush could mean less competition and a potential better deal for you.
